The answer isn't simply yes or no.

A park's offer may be perfectly reasonable. But before accepting it, it's worth understanding how static caravan values work and what other options may be available to you.

After all, getting a second opinion costs nothing – but accepting an offer without knowing your caravan's value could potentially cost you thousands.

Why Is My Park's Offer So Much Lower Than I Paid?

This can come as a real shock.

You may have bought your static caravan for £40,000, £50,000 or considerably more, only to be offered a fraction of that when you decide to sell.

The important thing to understand is that the price you originally paid wasn't necessarily just the value of the physical caravan.

When buying a caravan on a holiday park, the overall price can reflect much more, including the pitch, park facilities, location, licence arrangements, preparation and the park's own costs and profit.

Once you're selling the caravan, particularly if it's being sold for removal from the park, you're looking at the value of the caravan itself in a completely different market.

That's why on-site retail prices and off-site trade values can be worlds apart.

Does That Mean the Holiday Park Is Giving Me a Bad Offer?

Not necessarily.

There are plenty of situations where accepting the park's offer may be the easiest or even the best option.

But there's nothing wrong with getting another valuation before making that decision.

Think of it like selling a car.

You wouldn't necessarily accept the first offer without having some idea what the vehicle was worth.

Your static caravan should be no different.

What Determines the Value of My Static Caravan?

When we're assessing a caravan, we consider much more than its age.

Factors include:

  • Manufacturer and model
  • Year
  • Size and number of bedrooms
  • Overall condition
  • Double glazing and central heating
  • Signs of damp or previous leaks
  • Soft floors or damage
  • Interior condition
  • Current demand
  • Where the caravan is located
  • Cost of removing and transporting it

Two identical caravans can therefore result in different offers depending on their circumstances.

Location Can Make a Big Difference

This is something owners don't always realise.

Static caravans are large loads that require specialist transport.

If we're buying a caravan in a location where removal and transport are straightforward, our costs may be lower.

If the same caravan is hundreds of miles away or requires particularly expensive transport, those costs have to be considered when calculating what we can realistically pay.

That's why a genuine valuation should consider where the caravan is, not just what's written on the manufacturer's badge.

What About My Decking?

Decking can add significant appeal when a caravan is being sold on its existing pitch.

However, its value can be very different when the caravan is being removed from the park.

Decking has to be dismantled, transported and potentially modified before it can be used somewhere else.

Before selling, find out exactly what your park requires regarding the decking and pitch.

Check Your Park Agreement Before Selling Elsewhere

This is extremely important.

Before agreeing to sell your static caravan to an outside buyer, check the terms of your agreement with the holiday park.

Different parks can have different procedures and charges.

There may be requirements concerning:

  • First refusal or buy-back procedures
  • Disconnection
  • Removal from the pitch
  • Decking
  • Outstanding site fees
  • Notice periods
  • Collection arrangements

Ask your park to explain the procedure and any applicable charges in writing.

Once you know those costs, you can properly compare your options.

Don't Just Compare the Headline Offer

Imagine your park offers one figure and an outside buyer offers more.

The higher figure isn't automatically the better deal.

You need to establish exactly who is paying for what.

For example, are there disconnection charges? Who arranges collection? Is there a deadline for removal? Are there any other park charges?

Compare the amount you'll actually receive once everything is taken into account.

That's the figure that matters.
